Frequently Asked Questions


Tenants:

Q: Am I able to have a tenancy for less than six months?
A: It depends - Some landlords will consider a shorter term, or a six-month term with a break clause. Ask our team when you find a property you are interested in.

Q: How long will my application take?
A: Normally most are around 3 -4 days but it has been known to be done in as little as 24 hours. We recommend allowing at least a few days for your referees to respond to us.

Q: May I move some of my property in before the tenancy starts?
A: No, unfortunately not. You may have access only on the day the tenancy begins.

Q: Do I need to insure my things?
A: Yes you need to as your landlord will only insure the building and provided contents. You must insure your own belongings.

Q: Is there a parking space or where can I park?
A: Although many properties come with off-street parking or garages, others will have use of street parking. You will need to check with the relevant local authority as to any Parking Permits that may be.

Q: Do you accept Housing Benefit?
A: Applicants claiming Housing Benefit are welcomed as long as the Landlord accepts this as well and with a guarantor. Please be aware we do not accept the deposit bond scheme or rent paid directly from the council.

Landlords:

Q: Can I specify whether I’ll accept pets, children and so on?
A: Yes, of course. We will take full details of your acceptable applicants.

Q: Can I specify non-smokers?
A: All Home Lets UK properties are non-smoking and this is included in the tenancy agreement.

Q: When will I receive my rent?
A: Managed landlords (and those choosing rent collection) will receive the rent at the end of each month. For ‘let only’ properties, Home Lets UK will set up standing orders from the tenants into your account on the anniversary date of the tenancy each month.
Q: Do I need to insure for letting?
A: Yes, you must insure the building and all contents and fixtures you provide.

Q: Can I insure against no payment of rent
A: Yes you can and we can provide the details if required.
