Tenancies and Services

Most TENANCIES are initially six months and can be renewed depending on individual circumstances.

During the tenancy, we can offer three different SERVICES. Most Home Lets UK properties are “managed”, we collect rents, supply all maintenance cover, including a 24-hour helpline. On managed properties landlords will receive their rent and statement once a month, along with copies of all correspondence, and can relax knowing we are handling the day-to-day management of their property.

Or, you may wish to request a “let only” service. In this case, Home Lets UK will handle all the procedures up to and including signing the agreement, after which the landlord will be responsible for collecting rent and provide all maintenance /repairs etc.
A handful of landlords choose a “let only plus” with rent collection service which is exactly as it sounds. Our friendly staff will be happy to talk you through the options and discuss your individual needs at any time. Compliance with safety REGULATIONS is mandatory for all landlords. We can assist you with any aspect of your obligations from gas safety, furnishings, and electrical installations through to houses in multiple occupation. Our staff are on hand to help any request for further information.

As a tenancy comes to an end, Home Lets UK will write to the tenants informing them of their obligations under the tenancy agreement for the END of the term. Plus we will on managed properties inspect on the final day, and keys collected on behalf of the Landlord. Deposits will only be returned once the term sand obligations of the tenancy are fulfilled, including conclusion of utility arrangements /bills.

Landlords

Our aim is to offer a brief overview of our comprehensive and competitive service, which gives peace of mind to our Landlords. If you require clarification or in-depth details on any point, we would be more than happy to speak to you in person or by telephone or by email.

We will undertake a VALUATION of your property either by visiting or using property particulars and it is FREE. With our experience, extensive market knowledge and portfolio, we can offer you an accurate rental value. We will confirm the valuation and rental to you in writing, accompanied by our ‘AUTHORITY to let’ form which details our terms and conditions.

For us to proceed to place your property with Home Lets UK, you will need to complete and return the ‘AUTHORITY to let’ form to us, and this should be accompanied by any relevant documentation i.e. inventory gas safety certificate etc. Once all such documents are received and accepted we will then begin the marketing. Under normal circumstances your property to be on our website the same day.

MARKETING is extensive. Our website allows potential tenants to see a photo and full description, along with further details of items included, we also try to provide internal photos where possible and any other relevant information.

In addition to our website, we run advertisements in local property press and full details in our office window / display area.

VIEWINGS are accompanied at ALL times and are arranged Monday to Friday, plus Saturday mornings. Our staff always carry identification.

All Applicants are requested to pay a documentation charge, full deposit in order to reserve a property. We undertake full REFERENCING in-house.
